Architecture, interior design, civil engineering, branding, and building measurement services for a two-building renovation into creative/media office and life science spaces. Upgrades include the reconfiguration of parking and access to improve property identity, wayfinding and the user experience, as well as the creation of an indoor and outdoor experience with private balconies and site amenity areas. Renovations to the interior and exterior common areas of the two buildings included entrances, lobbies and restrooms, adding a double-height space to better distribute lighting and enhance the entrance experience, as well as upgrading to drought-tolerant landscaping.

Landlord architect and building measurement services for a 241,000 SF, high-rise office building.  Ware Malcomb has provided interior design and tenant planning services for the lobby and common areas, along with select tenant improvements and speculative suites.

The two-story lobby atrium was updated with select finishes while maintaining the historic look and feel of the building. The reception desk was reclad, and new flooring and furniture were installed. A textured feature wall was also added behind the reception desk.

To enhance 33 New Montgomery’s curb appeal, exterior improvements included a new stainless steel awning with the address number “33” cut out and LED back lit with adjustable colored lights.

Architectural, interior design, building measurement, and civil engineering services for two industrial buildings totaling 200,000 SF.  The buildings include amenity areas as well as speculative office space with mezzanines. The exterior uses form liner to create texture as well as a unique accent color.

Civil engineering services included land surveying, precise grading and drainage plans/reports, public street improvements for a new center median and turn pockets, signage and striping plans, water service plans with Otay Mesa Water District, and retaining wall plans.  The project incorporated six (6) biofiltration basins to manage the various watersheds to match the existing site’s drainage patterns.

Architectural design and building measurement services for a nine-story, ground-up, high-rise, mixed-use, creative office and retail building featuring 109,100 square feet of office space, 3,400 square feet of ground-floor retail, four levels of parking for 275 vehicles, outdoor spaces including terraces, and a 3,000 square foot rooftop deck/lounge with stunning views of the city and mountains. The design and aesthetic of 2130 Violet Street is heavily influenced by the Arts District’s industrial heritage, as evidenced by the exposed concrete and steel detailing. This project won NAIOP SoCal’s 2023 Mixed-Use/Retail Project of the Year Award.

Ware Malcomb’s building measurement team performed BOMA calculations three times during the design process of this office building in downtown Los Angeles. The goal was to understand the load factor after conceptual design, schematic design, and design development. With these calculations, our client was able to ensure they arrived at the load factor and rentable area they wanted for the building.

Site planning, civil, building measurement, architectural and interior design services for an existing two-story 114,000 SF bank vault building conversion into a 130,000 SF medical office building. With the new clinic, Veterans Affairs will increase its services to include mental health, audiology, radiology, prosthetics, physical therapy, dental, and women’s health. The facility also hosts an eye clinic, a specialty clinic, a pathology lab, and a large primary care department.

The objective was to deliver a high-performance environment that optimized the patient’s experience, emphasizing both physical and mental well-being. The expansive glazed building façade allows natural daylight to pour into the entry, creating a calm and positive lobby arrival.

Ware Malcomb’s in-house branding team designed a memorable sculpture that evokes technology and innovation near the building entry along with a VA letterform pattern for the ground floor canopy roof. The branding team also designed custom exterior, interior, and parking garage signage solutions to integrate into the site, building architecture and interior design solutions.

Ware Malcomb’s civil engineering team completed a lot line adjustment to reconfigure two lots accommodating the new parking structure. The adjustment implements stormwater management features to align with San Diego’s stormwater regulations.

Phase 1 included architecture and interior design services for a new 3-story, 200,000 SF medical office building serving, and connected to via bridge, Riverside University Health System’s existing hospital. Outpatient services include Clinics, Ambulatory Surgery, Imaging, Physical Therapy, Ancillary Support, and amenities such as “Grab and Go” food, pediatric play area, and healing garden. The project was designed to meet OSHPD-3 requirements and has achieved LEED Silver certification. This project was awarded the 2020 California Counties Architects and Engineers Association Award.
