Architecture and interior design services for the replacement of a mini-warehouse facility. The project featured the construction of a new, eight-story, 229,741 SF self-storage facility on a 0.843-acre site with parking for 40 vehicles and 121 bicycles. Building features include a rental office/reception area, restrooms, retail area for purchasing boxes and supplies, convenient elevator access, as well as keypad and remote-app gate access. The ground level also features off-street loading to facilitate loading. Sustainable features include LED lighting throughout with motion sensor control, while the roof is designed for future solar panel installation that will offset the building’s mechanical load and generate surplus electrical power.

Architectural design services for Canada’s first mass timber industrial warehouse. This 246,000 SF industrial warehouse is one of three warehouses. The project comprises of 40ft high Glulam columns, 55ft and 60ft long Glulam beams and 250,000 SF of 3-ply cross-laminated timber. The mass timber used provides a 62% decrease in embodied carbon emissions as compared to a steel skeleton structure. The perimeter steel support framing was maintained utilizing innovative carbon-reducing SIN-Beam technology. The building is pursuing LEED Silver certification.

Interior architecture and design services for a 150,000 SF project including 18,000 SF of Class A office with a engineered clean room area, and the ability to grow and scale an additional 50,000 SF in the future. The facilities manufactruing area will be fully air condiditoned and equipped with overhead cranes as well as thick cement flooring to accomodate the company’s array of specialized machinery. Ware Malcomb also worked to ensure the structure will have the correct roof load and electrical infrastructure to accomodate solar panel installation. The facility will include multiple coffee bars, lounge rooms, game room, wellness and a large break room on the main floor that will represent a main hub for all-hands gatherings. Amenities such as fridges, freezers, microwaves, ice machines and water filling stations are thoughtfully placed throughout the office to provide additional employee convenience.

Architectural design services for two LEED Silver certified speculative industrial cross-dock buildings on a challenging four-building site. The first building is 750,000 SF, with the potential to expand to over 1 million SF if needed. If the expansion doesn’t occur, a 250,000 SF building will be constructed in front of Building 1 as Phase 2. The second building is 525,000 SF. The project, focused on industrial, distribution, and warehouse use, overcame significant land-related challenges and set a new benchmark for Hillwood’s brand standards.

Quantum 56 Phase I was named the NAIOP Industrial Development of the Year. Ware Malcomb provided civil engineering, land surveying and architectural design services for this 60-acre in-fill site co-developed by Hines and EnviroFinance Group (EFG). This project showcases the delicate balance between remediating contaminated soil and developing a Class A industrial distribution campus with 869,500 SF across six buildings.  Beyond the remediation and industrial buildings, the Ownership team established a metro district and incorporated significant horizontal infrastructure including improved roads, curbs, sidewalks, storm water ponds, and an amenity tract that features a basketball court, plaza, open space, trees, and a picnic area.
